Sunset Park Roof Specifications

Flat-Top Roofs

Flat-top roofs shall be dual-modified bitumen systems with crickets or other devices used for preventing ponding. Roofs shall have a manufacturer's warranty of 20 years and shall be installed according to manufacturer's specifications.

Contiguous shingle roofs shall be replaced at the same time as the flat-top roofs.

Shingle Roofs

Shingle roofs shall be made of 40-year GAF Grand Sequoia shingles whose color is Weathered Wood. Shingle roofs shall have the GAF Golden Pledge Warranty and shall be installed in compliance with GAF specifications. Ventilation shall be arranged in compliance with GAF requirements.

Please note that the original wood-shingle roofs that were later overlayed with rust-colored composition shingles do not have wood sheet underlays. Bids to replace these roofs must address this matter.

Rain gutters and downspouts for which the Association is responsible shall be replaced at the same time as the shingle roofs to which they are attached. Rain gutters for which the Association is responsible shall be winged gutters made of aluminum. Rain gutters installed by owners shall have board approval and shall be wingless gutters made of aluminum or steel. Rain gutters shall be painted to match the building trim. Downspouts shall be painted to match the stucco. (See paint specifications.) No wire covers for leaves shall be provided.

When rain gutters are replaced, the replacement gutters shall be aligned with the building to avoid the appearance of gaps. Where necessary, additional stucco shall be provided to fill gaps created by changing alignment.

Roof Installation Requirements

If roof installation takes more than one day, roofs must be kept watertight overnight and over weekend. Work is to be done on weekdays between 7:30 am and 6:00 pm.
