Board Approval of Plans for Alteration:
No exterior alterations of or additions to any unit (including fences)
shall be commenced until an application for approval thereof is submitted
to the Board, and written approval for same is granted by the Board.

Examples of non-original construction items which require Board approval
include, but are not limited to, fireplaces, skylights, windows,
exterior alarm systems, doors with panels, air conditioners installed
in a window or attached to the exterior of a building, and gates.
The outside color of exterior doors must be painted one of the colors
designated by resolution of the Board of Directors.
(Call the property manager to obtain information on approved colors.)
Structural Integrity:
Nothing shall be done within any Building Unit or exterior thereof,
or to the fence of any Lot, which will impair its structural integrity
or which will increase the risk of fire damage or structural damage
to such Building Unit and to adjoining Building Units.
Balcony Appearances:
Nothing may be draped or stored on balconies.
Clotheslines are not permitted.
Security shutters or bars are permitted only with Board approval.
Enclosing the balcony is not permitted; it may not be enclosed from above or below.
Balcony shades are permitted as long as they are in the white to beige color spectrum;
such shades must be intended for exterior use
and contained within the balcony railing when fully extended.
The board reserves the right to request homeowners to remove or replace
the blinds if they become unsightly.
Patio Appearances:
Awnings, patio covers, storage units, clotheslines, etc. may not be higher than the fence.
Security shutters or bars are permitted only with Board approval.
Nothing may be draped on patio fences.
Exterior window shades are permitted over sliding glass doors
as long as they are in the white to beige color spectrum;
such shades must be intended for exterior use.
The board reserves the right to request homeowners to remove or replace
the shades if they become unsightly.
Patio umbrellas are permitted up to 9 feet tall. They must have a single
pole or arm. The umbrellas cannot extend over the common area or adjacent
lots. They must be kept well maintained in good condition.
Freestanding wooden trellises or arbors are allowed up to 7 feet tall in patios, subject to board approval.
Exterior Appearance:
Any exterior feature of the unit which detracts from the uniform appearance
of the buildings is within the jurisdiction of the Board and may be ordered
removed, replaced, or repaired.
Storage:
Storage in covered parking areas must be confined to the inside of the storage cabinets.
No work benches or similar items are allowed.
Nothing may be placed on top of storage cabinets,
nor may anything be placed upon or hang from the carport rafters.
Only automobiles and other vehicles permitted by the Vehicle and Parking Rules may
be placed in the carport stalls. Storage cabinets must be kept closed when not in use.
Rule #7 regarding antennas was deleted
by Board resolution on August 17, 1999 because
FCC regulations adopted pursuant to Section 207 of the Telecommunications Act
of 1996 have invalidated this rule. The Board adopted the
Satellite Dish & Antenna Guidelines
on February 16, 1999 in order to conform with FCC regulations.
Signs:
No sign of any kind shall be installed on any Lot, Building Unit or the
Common Area except those authorized by Section 4.17 of the CC&Rs.
Rubbish:
No rubbish, trash, garbage or other waste material shall be kept or permitted
upon any Lot or the Common Area, except in sanitary container located in an
appropriate area, screened and concealed from view. (Details in CC&Rs, Sec.
4.14)
Animals:
No animals, livestock or poultry of any kind shall be raised, bred, or
kept on any Lot or the Common Area, except that domesticated animals
(such as a dog or cat) may be kept on any Lot, provided they are not
kept, bred or maintained for any commercial purpose.
Any such household animal which is kept shall only be allowed
if it does not cause an unreasonable annoyance or nuisance to other persons
and shall be removed upon direction of the Board.
No person having control of any animals shall permit such animals
to stray or run at large upon the Common Area or upon patios or property
belonging to other lot owners.
In the Common Area, animals must be accompanied by a responsible person
and on a leash at all times.
Animal waste must be removed by the animal owner or other responsible person.
No person may keep any animal that habitually disturbs the peace and quietude
of any neighbor by howling, barking, crying, baying, or similar noises.
The number of animals kept upon a lot shall not be so large as to create a
nuisance for other residents at Sunset Park.
Nuisances:
No noxious or offensive activity shall be carried on, in or upon any Lot,
Building Unit or the Common Area, nor shall anything be done therein
which may be or become an annoyance or nuisance.

No radios, TV, stereo, phonograph, musical instruments, or other amplified
sound shall be played so that it is audible to others outside the user's property.
Leases:
All landlords shall read and be familiar with the provisions of
Sections 4.2 and 4.3
of the CC&Rs. (Because of its length, the text of
these sections is not printed
with these rules, but its provisions are incorporated by reference.)
Each tenant must receive a copy of all rules and
regulations of Sunset Park.
Landlords are responsible for obtaining from their tenants
compliance with all rules and regulations.
The Association will collect from owners fines for violations of
rules and regulations as well as all other assessments.
Residential Use:
Each Lot shall be used as a residence and for no other purpose.

No Commercial Use:
No business of any kind shall be conducted in any Building Unit with the
exception of the maintenance of an office by the Association in the Common Area;
provided, however, that maintenance of an office where there are no employees
or business visitors, shall be permitted.

Delegation of Use:
An owner may delegate, in accordance with the Bylaws or the Rules,
his right of enjoyment to the Common Area and the facilities thereon
to the members of his family, his tenants, or contract purchasers
who reside on the property. (CC&Rs, Sec. 2.5)
Increases in Insurance:
No Owner shall permit anything to be done or kept on his Lot which would result
in the cancellation of insurance on any other residence or on any part of the
Common Area or which would be in violation of any law.
Recreational Activity:
All recreational activities, including but not limited to
bicycling, skateboarding, rollerblading, and ball playing,
shall be done in a safe manner.
Beware of pedestrians, cars about to back up from parking spaces,
and moving vehicles.
Unit Numbers:
Numbers must be placed on the gate or the small section of fence next to the gate.
White numerals with black backgrounds may be used.
Numeral color may be silver, white, grey, black, brass or the same as the numbers on the front fence.
The numerals may not be reflective or placed on the storage lockers.
The numerals may not exceed 4 inches in height.
Toys:
Toys must not be left unattended on sidewalks or in common areas and must be brought in after dark.
