What We Learned in Meeting 3

Meeting took place on July 11, 2001. One person from a roof installation contractor spoke to us. He brought along a representative from GAF.

The roofer noticed that we installed incorrect shingles on the sides of the carports. The shingles that we used have a very thin nail line that is all too easily missed. We should have used (more expensive) shingles that have more overlap and more area where more nails (9 instead of 6) can be pounded.

The roofer did not cite any major problems with having our composition shingles overlaying the original wood shingles. He was asked what disadvantages there are with that arrangement. He said that the wood shingle underlay makes the wear of the composition shingles uneven. He also said that the wood shingles can cup and cause some ponding.

The main concern with composition shingles is with venting. Wood shingles have gaps that provide adequate venting. (If you go into an attic during the daytime where there are wood shingles, you will see daylight and wonder how the rain is kept out.) Proper venting includes intake vents in the eaves or soffits and outlet vents at the top of the roofs. We already have some soffit vents but we should consider adding more because we will still have them after we replace our current roofs. Any outlet vents that we add would have to be replaced when we replace the roofs. Because the outlet vents are temporary, we might want to consider eyebrow vents. Ridge vent systems cost $2.50 per foot.

We can use either plywood or OSB (oriented strand board) to underlay composition shingles. Roofer prefers plywood and suggests that 5-ply is best.

The longer lasting asphalt (composition) shingles weigh more. The 40-year asphalt shingle systems weigh about as much as the wood shake systems.

Wood and tile materials are decorative; they overlay the materials that really protect the homes. Asphalt shingles provide the protection themselves. Wood and tile shingles are more easily harmed by nearby trees. Asphalt shingles require very little maintenance; wood shingles require more; tiles require even more than wood.

If we reroof in stages, we need to consider that there is no guarantee that the shingle material selected in the first stage will still be available in subsequent stages. No manufacturer can promise that. However, there are certain styles and colors that have been popular for years and are likely to continue to be available for years to come.

The cost per unit of doing half of the complex at one time is about 12% (roofer's very rough guess) less than doing 10-15%.

The roofer suggested that we might want to engage a roof consultant to oversee installations. He said that he could provide a list of such consultants. Steve asked him to e-mail that list.

GAF provides a choice of warranties. Their best warranty (GAF Golden Pledge Limited Warranty) is the best in the industry. It provides 12 years of full protection (100% replacement cost) against manufacturing and installation defects. No other manufacturer's warranty covers installation defects. If this warranty is provided, then the manufacturer will inspect the installer's work to make sure that the installation complies with the manufacturer's specifications. After 12 years, this warranty provides on a pro-rata basis protection against manufacturing defects. This warranty adds $7 per 100 square feet to the installer's cost. The lesser warranty adds $5 per 100 square feet. GAF maintains a list of "Master Elite Contractors" (which can be viewed at their website) that can offer the "Golden Pledge" warranty.

The GAF representative gave Steve a 3-ring binder titled Architect's Steep Slope Roofing Guide and a 13-minute video titled Avoiding Roofing Disasters. Steve plans to pass these items around to the other members of the committee. All members of the committee received a copy of the "Golden Pledge" warranty.

The table below summarizes some of the properties of the various GAF shingles. Judging from the terms of the warranty, it appears that a "Life" warranty assumes that the roof would last 50-55 years. The "Non-Prorated Years" pertains to the number of non-prorated years specified in the respective warranties. The top-of-the-line warranty is the "Golden Pledge" warranty; the next one down is the "Smart Choice" warranty. The "Dollar/Sq Value" may be an indication of how much the materials cost.
