What We Already Know
This list of items that we know (or at least think we know)
was generated in a brainstorming
session held during the meeting of June 5, 2001:
- Want commercial roofer
- Want residential roofer
- We should build consensus of what the roof should be
- Want tile roof
- Don't want tile roof
- Want plastic tiles, not clay tiles
- Color should be blue
- No overlay -- must tear off old roof and haul away
- Want lighter color because of the heat
- Want earth tone
- Roof color depends on colors of other parts of the buildings
- Steve should e-mail to other committe members how much $$$ we have for roofing
- Want light-weight roofs for structural reasons and to ride through earthquakes
- Want Class A roof (fire protection)
- Desire walkability
- Want the roofs to be nice looking
- Want the roofs to be affordable
- 40-year roof is preferred to 20-year
- Want aluminum roof that is copper-colored
- Want brass fixtures
- Want chains instead of downspouts
- Need more gutters
- There is a new gutter product that doesn't collect leaves
- Some roofs are cooler than others
- Slate is too heavy and too expensive
- Want a bug-resistant roof
- Want volume discount
- We need more education
- There are termites in the current roofs
The following items were mentioned in e-mails after the first meeting:
- We should consider adding roof vents to deal with summer heat
- We should find out which materials handle solar panels best
in case the Legislature forces the Association to allow
unit owners to have them
- Reroofing years are budgeted to be 2002, 2007, 2010, and 2011.
Carport siding is scheduled for 2026. Gutters and downspouts
are scheduled for 2002.
- Reserves funds are almost sufficient (within $1 per unit per month
from 2002 to 2015) to pay for 40-year asphalt/fiberglass roofs.
Would need $6 per unit per month additional to get lifetime roofs.
- Sufficient funds are in reserves to replace gutters and downspouts.
